I believe the locals consider the mall in that sightseeing.
It's only a short drive from Portland (5-20 min), most of your sightseeing will probably be there.
You should visit Officer's Row and Fort Vancouver - two historic sites of Vancouver.

Most defiantly pinch a drive north to Mt St Helens windy ridge. (If the roads are open) It is gorgeous and you can see spirit pond. The water is so blue it's improbable. Or drive 1 hour east from Portland on I84 and stop at vista house which overlooks the Columbia gorge and have been contained by movies, or go further east on 84 and move about hiking at Multnomah falls, head a short time further to Hood River where citizens come from all over the country to windsurf. OR lead west to the coast:o) I know you'll have a blast!
